It is a signed, documented report of your roof's actual condition and its estimated remaining useful life, prepared after a physical inspection by a Florida Certified Roofing Contractor. It records what was inspected, what was found, any deficiencies, any repairs performed, and the inspector's professional opinion on remaining service life. It is evidence about the roof — not a warranty and not an insurance policy.

Often, yes — when the roof's condition supports it. A replacement removes and rebuilds the entire roof. A certification documents that the existing roof is sound and has meaningful service life left, sometimes after targeted repairs. A roof generally qualifies when the structure and decking are sound, the water-shedding system is intact or repairable, and the inspection supports a reasonable expectation of continued service life. A roof generally does not qualify when there is widespread underlayment failure, structural or decking damage, active unresolved leaks across multiple areas, or deterioration too advanced for targeted repair. Age alone neither qualifies nor disqualifies a roof — condition does.

Frequently, yes. If the inspection finds deficiencies — a corroded valley, failed flashing, cracked or slipped tile, an isolated underlayment section — those are repaired first, then documented in the certification. That sequence is the point: the certification records a roof that has been put right, not one that merely passed a glance.

They are two different things and are often confused. Remaining useful life is a professional opinion about how much service life the roof system itself has left, based on its observed condition. Our inspection and certification provide documented roof-condition and remaining-useful-life information that homeowners may submit to insurers, lenders, or other requesting parties. Acceptance is determined by the receiving party. Under Florida's Roof Age Law, a qualifying inspection documenting at least five years of remaining useful life may prevent an insurer from refusing coverage solely because of roof age.
