Mike McGilvary comes from a roofing family that has held Florida contractor licenses since 1972. Over the years he kept seeing the same pattern: homeowners — often elderly — told they needed a complete roof replacement based on age, when the roof's actual condition didn't support it.

One case crystallized it. After reading Mike's article in the Sun Sentinel, 91-year-old Marshall Adelstein called for a free inspection — two large contractors had told him he needed a full tile replacement costing $37,000–$39,000. Mike found the roof needed only minor repairs and still had five to eight years of useful life left.

Can insurance require roof replacement based only on age?
Roof age is one factor insurers consider, but a roof's actual condition, repairability, and remaining useful life can also matter. Documenting the real condition of your roof system may support a more informed conversation with your insurer. We don't guarantee any specific insurance outcome.
What is a 5-year roof certification?
It's professional documentation, issued after inspection and any required repairs, that a qualifying roof is in serviceable condition for a defined period. It may be useful in certain insurance or real estate situations — when the roof qualifies.
Can an older tile roof still be certified?
Possibly. Age alone doesn't disqualify a tile roof — condition does. An older tile roof in good, repairable condition may qualify, while a newer roof in poor condition may not. An inspection tells us where yours stands.
What areas of a tile roof usually fail first?
Valleys, flashings, penetrations, transitions, roof-to-wall sections, underlayment areas, and high-water-flow sections — often while the visible tile field still has useful life. That's why condition documentation matters more than age.
What's the difference between roof repair, rebuild, and replacement?
Repair is localized (leaks, cracked tiles, small flashing issues).
