Repair-First Since 1974

We’re a roofing company first — and an honest one.

When homeowners call us, it’s usually a leak, a broken tile, an active problem — or an insurer questioning the age of their roof. What they get is an honest assessment from Mike himself, not a sales pitch.

Roof age and roof condition are not the same thing. Most roofs don’t need replacing — they need the real problem found and fixed. We inspect first, document properly, preserve the roof when we can, and recommend a full replacement only when it’s truly necessary. That repair-first mindset is what built this company — and it’s still how Mike answers the phone today.

Condition Over Age

Roof age does not tell the whole story.

In Florida, roof age is only one part of the picture. The actual condition, repairability, documentation, and remaining useful life of the roof system matter. We help homeowners evaluate whether a roof truly needs replacement — or whether targeted repairs, rebuilds, documentation, and certification can preserve it.

  • 01 Inspect first.
  • 02 Document properly.
  • 03 Preserve when possible.
  • 04 Certify when appropriate.
  • 05 Replace only when truly necessary.

“Listen up — Mike McGilvary is the real deal. He is why you read these reviews.”

What five other contractors said was over $100,000 for a complete replacement, Mike took a different approach with. He doesn't go looking for the worst part of your roof to scare you into a full new roof — he fixes what needs fixing and works to extend the life of your roof. Mike bid $15K, showed up on time or early for each of his four workdays, documented his work, and gave us an outstanding roof for exactly the price he quoted.

The Outcome

This roof earned a signed 5-Year Roof Certification & Remaining Useful Life Assessment — the full inspection, repairs, and documentation, certified page by page.

Why Mike McGilvary Roofing

Roof age and roof condition are not the same thing.

Mike McGilvary comes from a roofing family that has held Florida contractor licenses since 1972. Over the years he kept seeing the same pattern: homeowners — often elderly — told they needed a complete roof replacement based on age, when the roof's actual condition didn't support it.

One case crystallized it. After reading Mike's article in the Sun Sentinel, 91-year-old Marshall Adelstein called for a free inspection — two large contractors had told him he needed a full tile replacement costing $37,000–$39,000. Mike found the roof needed only minor repairs and still had five to eight years of useful life left.

That's the whole philosophy. Mike inspects first, documents properly, and helps homeowners — from family homes to $50-million Palm Beach Island estates — understand their options before making one of the largest decisions they'll ever face.

I recently bought a new house so needed to fix the roof. Mike and the team were amazing. They did thorough inspection, provided me the options and gave an honest recommendation of which would be the most reasonable way forward instead of pushing for the costliest option. Also the work was very clean and professional. They provided all the before and after photos of the work, which gave me additional comfort with the level of craftsmanship they put into this project.

Mike and his team provided prompt, professional, affordable quotes and did the job with precision, courtesy, completeness, and started and finished on time with no hidden charges or other nonsense. He personally kept me informed with phone calls and photos despite the fact that we were both traveling and was always there for me in a friendly fashion if I had any questions. The finished roof is excellent! I would absolutely recommend Mike for any and all roof and attic work! Thank you sir, WELL DONE!

The problem: The roof of my home had leaks; roof replacement has been planned by the HOA, but not yet scheduled. I contacted Mike McGilvary Roofing since they were recommended to me. Within a day they sent someone to inspect the roof. While they identified several problems, their proposal focused only on the leaks since a community-wide roof replacement was planned. The price seemed reasonable. The team sent by Mike McGilvary Roofing was friendly and competent, and completed the work within 5 hours. They did a good job.

Common Questions

Straight answers about roof age, certification & insurance.

Can insurance require roof replacement based only on age?
Roof age is one factor insurers consider, but a roof's actual condition, repairability, and remaining useful life can also matter. Documenting the real condition of your roof system may support a more informed conversation with your insurer. We don't guarantee any specific insurance outcome.
What is a 5-year roof certification?
It's professional documentation, issued after inspection and any required repairs, that a qualifying roof is in serviceable condition for a defined period. It may be useful in certain insurance or real estate situations — when the roof qualifies.
Can an older tile roof still be certified?
Possibly. Age alone doesn't disqualify a tile roof — condition does. An older tile roof in good, repairable condition may qualify, while a newer roof in poor condition may not. An inspection tells us where yours stands.
What areas of a tile roof usually fail first?
Valleys, flashings, penetrations, transitions, roof-to-wall sections, underlayment areas, and high-water-flow sections — often while the visible tile field still has useful life. That's why condition documentation matters more than age.
What's the difference between roof repair, rebuild, and replacement?
Repair is localized (leaks, cracked tiles, small flashing issues). A rebuild is targeted reconstruction of failing sections — valleys, transitions, penetrations — while preserving the serviceable roof. Replacement is for broad deterioration or widespread underlayment compromise that can't be made reliable.
Are you licensed and insured?
Yes. Mike McGilvary Roofing, Inc. is a Florida Certified Roofing Contractor, license CCC1331721 — fully licensed and insured.
Do you offer free roof inspections?
Yes — every inspection is free and documented with photographs you keep. Mike also created a free annual inspection program so you can keep monitoring your roof's condition year after year.
Do you handle active leaks and storm damage?
Yes. We offer 24/7 emergency roof repair and can often respond the same day to active leaks or storm damage.
Do you work on all roof types?
Yes — concrete and clay tile, flat and low-slope, and shingle roofs, both residential and commercial. We specialize in tile preservation, but we inspect, repair, rebuild, and document every roof system.
What areas do you serve?
Our roofing work is focused on Palm Beach County and the surrounding South Florida communities. Mike's roof-age and preservation expertise is recognized statewide, but the hands-on roofing stays local.
