A Stuart tile roof: four leaks repaired — and certified for five years.
A Stuart homeowner had four separate leak areas on a tile roof. The easy sell was a full replacement. A condition-based inspection showed the roof was sound — so we repaired only what had actually failed, reset the existing tile, and certified the roof for five years.
Repaired — not replaced.
A documented, condition-based tile repair on a Stuart home — the numbers that mattered to the owner.
Four leaks — and the usual pressure to replace the whole roof.
The homeowner had water showing up in four separate spots. On an older tile roof, that's the moment many contractors reach for the same answer: a full replacement. It's the biggest job and the biggest invoice.
But four leaks are not the same as a failed roof. Before recommending anything, we inspected the roof for its actual condition — where water was truly getting in, and how much of the system was still sound. The tile itself was serviceable, and the failures were isolated to specific areas. That pointed to a targeted repair, not a tear-off.
We opened only what had failed — and preserved the rest.
The repair followed the same condition-based sequence we run on every roof: find the cause, fix it properly, and keep the sound tile in service.
- Located the four leak areasIdentified where water was actually entering — by condition, not by the roof's age.
- Removed tile only in the affected areasCarefully lifted the existing tile in each failed section and inspected the sheathing beneath.
- Replaced compromised plywood deckingWhere the deck had been damaged by the intrusion, we replaced it — only where needed.
- Installed new underlayment & sealed the detailsNew tile-roof underlayment in each area, with the roof deck and flashings sealed against future water.
- Reset the existing tile to original placementThe serviceable tile went back exactly where it belonged — preserving the roof's look and its remaining life.
- Replaced broken tile & refastened loose capsSwapped out cracked tile and re-secured loose field and cap tiles across the affected areas.
The repair, documented.
Aerial documentation of the work — you can see exactly how targeted the repair was: new underlayment in the failed areas only, with the surrounding tile untouched.

Repaired, warrantied, and certified for five years.
Instead of a tear-off, the owner got a sound roof and a paper trail. The completed repair carried a 2-year transferable workmanship warranty, free annual inspections, and a signed 5-Year Roof Certification & Remaining Useful Life Assessment — the same documentation that helps a homeowner with insurance and, one day, a sale.
Total for the project: $4,250 — a fraction of what a full tile-roof replacement would have cost on the same home.
