Most roofing companies tell you what they found. We show you.
At Mike McGilvary Roofing, documentation is not paperwork we do at the end of a job. It is how we do the job. Every inspection, every deficiency and every repair is photographed, dated and recorded. When we say we document every inch of everything, we mean it literally, down to the individual rafter, truss and sheet of roof decking.
Here is what that looks like, and why it matters to you.

“Trust Us” Is Not a Roof Report
Homeowners, property managers, buyers and insurance agents have all heard the same line: “The roof looks fine,” or “You need a whole new roof.” Neither statement is worth much without proof.
A roof decision often involves thousands of dollars, an insurance policy, a home sale or an HOA budget. You deserve to see exactly what the inspector saw, where they saw it and when. That is the standard we hold ourselves to on every property.
Our System: Tag It, Date It, Photograph It
On inspections, our crew carries MMR “Documented” tags. Each tag carries our company name, our phone number, a date line and three checkboxes:
- INSPECTED: this area was physically checked.
- DEFICIENCY: a problem was found here.
- REPAIRED: the problem was fixed.
When we inspect an area, we mark it, date it and photograph it in place. That gives you, and anyone you share the report with, a clear, physical record that ties each photo to a real spot on your roof and a real date.

We Go Where Others Don’t: Inside the Attic
A lot of roof inspections never leave the ladder. The shingles or tiles get a look from above, and that is it. But many of the most important answers about a roof are underneath it.
From the attic, we can see the roof decking, the framing, the fasteners, the truss connections, signs of past or active leaks, staining, moisture and ventilation problems. Those are the things that tell you whether a roof can be repaired or truly needs to be replaced.

Every Deficiency, Recorded Where We Found It
When we find a problem, we do not just write “damaged wood” on a form. We photograph the exact member, tag it and date it right where it sits, so there is no question about what we found or where.

That record does three things. It shows you exactly what needs attention. It lets anyone you choose, such as an insurance agent, a buyer or a property manager, see the same evidence we saw. And it gives us a starting point to document the repair with matching before and after photos.
Every Repair, Documented Before, During and After
Our documentation does not stop at the inspection. When we repair something, we photograph it opened up, during the work and finished. You see what was wrong, what we did and what it looks like when we are done.
That is how a repair-first company should work. If a roof can be repaired, documentation proves it. If it truly needs replacement, documentation proves that too. Either way, you are making the decision with real evidence, not a sales pitch.

Why Documentation Matters in Florida
In Florida, a roof is not just a roof. It is part of your insurance file, your home sale and, for associations, your reserve planning. More and more often, insurers, agents and buyers want proof of a roof’s condition, not opinions.
A documented inspection helps you:
- Answer insurance questions about roof condition with dated photos.
- Show buyers and sellers exactly what was inspected and what was found.
- Give property managers and HOAs a record they can share with owners and boards.
- Track a repair from the problem to the finished work.
- Avoid paying for work that is not needed.
If you are dealing with an insurer about the age of your roof, read our guide to Florida’s roof age law.
What You Get From an MMR Inspection
- A physical inspection, including the attic whenever it is accessible.
- Dated photos of what we inspected, not just the problems.
- Every deficiency photographed and identified where it was found.
- A clear recommendation: repair, replace or no work needed.
- Before, during and after photos of any repair we perform.
- Roof certification for insurance when the roof qualifies.

Documentation Is How We Earn Trust

Frequently Asked Questions
What is a documented roof inspection?
A documented roof inspection records what was checked and what was found with dated photos tied to specific locations on the roof and in the attic. At MMR, inspected areas, deficiencies and repairs are each tagged, dated and photographed.
What does the MMR “Documented” tag mean?
It is a physical tag our crew places on inspected areas. It has three checkboxes, Inspected, Deficiency and Repaired, plus a date line and our phone number, so each photo shows what was done and when.
Do you inspect the attic?
Yes, whenever the attic is accessible. The attic shows roof decking, framing, fasteners and leak signs that cannot be seen from the roof surface.
Can I share my inspection photos with my insurance agent or a buyer?
Yes. The documentation is yours to share with your agent, a buyer, a property manager or your HOA.
Do you document repairs too?
Yes. We photograph repairs opened up, during the work and finished, so you can see the problem, the fix and the result.
What if my roof does not need any work?
Then we tell you, and the documentation shows why. We would rather recommend no work than sell a job a roof does not need.
