What our written documentation includes.

Our inspections are built around four things, so you can see the roof’s condition for yourself before deciding anything.

  • An on-roof inspectionWe look at the whole roof system, not just the spot where the leak shows. When access allows, that includes the attic and thermal imaging.
  • Dated photosEvery finding is photographed and dated, including the parts of the roof you can’t see from the ground.
  • Condition findingsWhat has failed, what is still sound, and where water is getting in, written in plain English.
  • The repair scope the roof needsA section-by-section scope: what will be opened, what will be replaced underneath, and what stays in place.
A Real Example · Boca Raton 33496

Six leak areas. One written scope for each.

This is a real Mike McGilvary Roofing inspection report for a tile roof in Boca Raton, inspected February 26, 2026. Each leak area was photographed, marked on the photo, and given its own written repair scope.

The written scope for each leak area, as it appears in the report:
  1. Remove tiles in this section of roof, as needed.
  2. Inspect sheathing plywood.
  3. Remove and replace compromised plywood, as/if needed.
  4. Install new Roof Tile Underlayment papers to deck.
  5. Seal roof deck and flashings.
  6. Reinstall existing tiles back to original placement.
  7. Paint fascia areas below to cover old stains.

Later pages of the same report document loose ridge caps that need re-fastening and re-mortaring, and broken, cracked or loose tiles across the roof. That is the point of written documentation: everything that was found, in one place, before any work is quoted.

    We look at the whole roof system, not just where the leak shows.

  2. Diagnose

    Trace each leak to the section of roof that is actually failing.

  3. Document

    Dated photos, condition findings and a written scope, before any work is quoted.

  4. Repair

    Open and rebuild the sections the scope calls for, and only those.

  5. Preserve

    Keep the sound portions of the roof in place whenever conditions allow.

What does your written roof inspection include?
An on-roof inspection of the whole roof system, dated photos of what we find, written condition findings, and the repair scope the roof actually needs, section by section.
Do I get photos of my roof?
Yes. Every finding is photographed and dated, including the higher parts of the roof you can’t see from the ground.
What is a repair scope?
A written description of the work a roof needs: which sections will be opened, what will be inspected and replaced underneath, and what stays in place. The example on this page shows one scope for each leak area.
Is the roof inspection free?
Yes. Our roof inspections across Palm Beach County are free and include a written summary with photos.
Do you handle insurance claims?
No. Mike McGilvary Roofing is a licensed roofing contractor, not a public adjuster. We document roof condition and the repair scope the roof requires; we do not interpret policies, advise on coverage, or adjust claims.
