Our inspection combined an aerial survey of the roof covering with a close, on-roof examination of the tiles, ridges, vents, and the areas where water was getting in. The inspection began with an aerial view of the roof covering, then moved to the roof and the areas below it. Using moisture detection, active moisture was identified in several locations — the early evidence of leaks that had not yet shown up as ceiling stains everywhere they were traveling.

Mortar had failed or gone missing around the vents and other roof areas; new roof-tile mortar is needed to reseal these points and the vents primed and painted to stop rust.
